I find MarketPro to one of the most professional and thorough firms that I work with. Presently our firm insured over 400-condominium association in Chicago and work with 40 to 50 property management firms.

MarketPro and Jill continually monitor your insurance program through requirement and review of certificates of insurance from subcontractors that work at your location. This has been very apparent during your recent structural renovation.

Payments for your insurance premiums are always made on a timely basis. They are made within the required 30-day period. In addition, MarketPro audits the invoices to verify they correspond to the premiums shown on the insurance policy and they also compare that to what is quoted. When we are quoting the renewal pollicies MarketPro requires that we approach several markets on behalf of the Association. This paid huge dividends this pas year when we were able to find a carrier that wrote a package policy with significantly more coverage while saving the association several thousand dollars. During this renewal process MarketPro performed a thorough evaluation to be certain that the proposed coverage was adequate, provided by a stable carrier and written at an acceptable premium.

NEW CLIENTS

First Methodist Church Aid Society ,
77 W. Washington St., Chicago Illinois

Market Pro was recently engaged by the United Methodist Church Aid Society to facilitate the search for a Property Management and Leasing Agent for their property located at 77 West Washington. The Chicago Temple Church Building totals approximately 230,000 sf consisting of approximately 137 tenants. In addition, there is approximately 60,000 sf of Church area. This 22 story high rise also includes a seven level octagonal penthouse capped with a decorative spire.

Market Pro quickly determined the Owner's Key Objectives and then created the Request For Proposal (RFP). Market Pro also hosted the Pre-Bid Meeting, conducted property tours, collected all proposals and created a Bid Summary Analysis of the 9 firms that submitted Proposals for Management and Leasing services and submitted to the Owners for their evaluation. In addition, Market Pro coordinated and participated in the interviews for the final 4 firms selected in the bidding process.

It was a pleasure to be at their service, and wish them the best of luck with the new Managing and Leasing Agent!


John Handcock Center

Arbor Glen, Alsip, IL

We are pleased to announce that our portfolio has expanded once again, as we have added a Residential client. MarketPro has been awarded the Property Management Contract to Arbor Glen, a 64 unit residential condominium complex located in Alsip, IL. The Board of Directors is already pleased with our performance, as we have reduced their Operating Expenses by $8,000 annually by bidding out service contracts – all in the first 30 days of management. We intent to bid out several more contracts and incur more savings to the residents. As usual, we continue to uphold our reputation of excellent customer service that will exceed their expectations.


John Handcock Center The City of Chicago has engaged MarketPro to consult on 22 of their properties. MarketPro will be providing Property Management Services, performing property inspections and working with city officials with respect to capital repairs and maintenance on these properties. MarketPro welcomes another new client property! One Financial Place, 440 South LaSalle Street, Chicago, IL Owned and Managed by Behringer Harvard. Designed by Skidmore, Owings & Merrill and building in 1984, One Financial Place is a Calss A 40 Story Office Tower located in the heart of the Financial District in Chicago, Illinois. MarketPro was engaged to provide Interim Property Management services during an ownership transition. Our staff provided support to this property for 6 months and assisted in projects such as tenant improvements, capital improvements, budgets, lease abstracting, accounts payable, tenant billing, participated in staff meetings and other special projects.

 


10 & 120 South Riverside Plaza, Chicago, Illinois

Welcome 10 & 120 South Riverside Plaza! Located on the west bank of the Chicaog River in the West Loop submarket, these 21-story twin towers are situated between two commuter rail stations. Built in 1965 – 1967, the buildings each occupy a full city block and feature a combined square footage of 1.38 million feet of retail and office space. Managing Agent: Jones Lang LaSalle. Owner: Behringer Harvard. MarketPro provided Interim Property Management Services as Jones Lang LaSalle prepared to turn over these two properties to the owners, Behringer Harvard. Our consultants assisted in evaluating the staff’s job descriptions, assisting in researching historical tenant information regarding a real estate tax refund, lease abstracting, participated in staff meetings and transitioned the new General Manager by bringing him up to date with the outstanding issues for both properties. MarketPro also assisted the client with combining three positions into two by consolidating responsibilities and saving the client a salary expense.
